Awaab's law:
the basics

Awaab’s Law sets tough new rules for councils and housing associations to fix mould and damp and urgent hazards in their homes. The law is named after a toddler who died due to exposure to mould in his parents’ council home. In the worst cases repairs have to be carried out in 24 hours. And landlords CAN'T blame the mould or damp on tenants’ lifestyles.

The timeline for action under Awaab's Law is:

Day zero – The landlord is made aware of the problem. 

Emergency hazard investigation: must be done within 24 hours.

Standard (significant) investigation: must be done within 10 working days

Timeline for repairs

After an investigation, the landlord must issue a written summary of findings within 3 working days to the tenant. Follow-up action must take place within the following timescales:

Emergency hazards: within 24 hours.

Significant hazards: safety works should begin within 5 working days and be complete in a “reasonable time.”

More detailed work: must start within 12 weeks at the latest.

At present the law only applies to social landlords. But it will be extended to private landlords, and other aspects of housing safety and repairs.
